THE PROBLEM

Water ingress issues plague the upper levels of the building, stemming from deficient vertical waterproofing barrier details and faulty cavity wall constructions. The situation is exacerbated by multiple leaks through the roof and common property windows.

THE APPROACH

In addressing the complex waterproofing challenges, TBES implemented a multi-faceted approach. A detailed engineering design for remedial works was intricately crafted, addressing the specific issues related to deficient vertical waterproofing barrier details and defective cavity wall constructions. Simultaneously, a D&BP Regulated Design for waterproofing was prepared, ensuring compliance with regulatory standards. To obtain the most competitive pricing for the required works,

a Tender was meticulously executed, allowing TBES to secure a market-competitive offer. A detailed contract for the work was then prepared, solidifying the scope of the project, with TBES taking on the crucial role of Project Superintendent to oversee and manage the entire process.

THE SOLUTION

The selected builder, having won the project through the competitive Tender process, demonstrated commendable expertise. Establishing proper access, the builder efficiently carried out the remedial waterproofing works, ensuring a high standard of workmanship. TBES played a pivotal role in the project's success by conducting meticulous inspections at critical hold points, ensuring the quality of the implemented solutions. Throughout the project's duration, consistent and transparent communication with the client was maintained, providing updates on the progress and fostering a collaborative approach to address and resolve the waterproofing challenges effectively.
